Oldcastle Precast gets all A's with its School Blocksä classroom expansion product .
The Oldcastle Precast Modular Group, along with R. W. Granger and Equus Design are constructing the Quincy Upper School classroom expansion in downtown Boston .
The City of Boston Public School Department selected the Oldcastle Team May 26th for a solution to its urgent need for additional classrooms. The School Blocksä System was chosen because of its speed and permanence. The scope of work consists of a complete turn-key design-build modular classroom building with accessories ready for occupancy in September 1999.
The system consists of 20 ton precast modules stacked side by side with provisions for a second story. Six 930 SF windowed classrooms, lavatories, offices and storage areas total almost 9,000 square feet. All are made of secure high strength 6000 psi precast concrete.cast in one piece to form a strong, quiet and durable floor, roof and wall system. The floor, roof and exterior wall is cast with rigid extruded polystyrene insulation and electrical conduits encapsulated within the concrete. The HVAC system uses rooftop mounted units that distribute above the corridor ceiling supplemented by through wall units in each classroom for air changes. Lavatories and support spaces are factory equipped modules ready to install and use.
Access is at grade. The building will rest on cast-in-place concrete footings poured on site before the modules arrive. The earth is filled to the top of the foundations so there is no crawl space to harbor pests and vermin like older modular systems have. The floor is concrete, leveled off with gypsum cement floor leveler at the joints. This provides an even surface to receive the VCT or carpet tile floor coverings. The modules are sealed with a two-part sealant that chemically reacts to form a durable vandal proof seal against the elements. The roof is a fully adhered EPDM rubber roof provided with a twenty year warranty. The exterior of the building is coated with Thorocoatä cementitious paint but can be delivered with a matchbrickä form-lined finish.
Interior party walls will be constructed of steel studs, sound insulation, 5/8" fire code HD drywall and finished with an epoxy-ester paint. This allows for future reconfiguration of these spaces as needs and technology changes. The 9' clear headroom acoustical lay-in ceilings containing recessed light fixtures, air supply and return grills and camouflage access to expandable wiring and duct systems hidden above. The entire system provides a superior barrier to sound transmission. Traffic and corridor noise is deadened by the mass of the concrete in vast superiority to traditional modulars.
